What each stage actually involves.
Financing preparation
Before touring homes, it helps to speak with a lender and understand what you can comfortably borrow — not just what you're approved for. A pre-approval letter also makes your offer more credible to sellers.
Property search
Search should narrow around how you actually live: commute, schools, lot size, noise, light, and how long you plan to stay. A shortlist beats an endless feed.
Offer strategy
Price is one term among many. Timelines, contingencies, deposit size and flexibility on closing can matter as much as the number, and each one carries risk worth understanding.
Inspections
Inspections are your chance to learn what you're buying. We review reports together, get estimates where needed, and decide whether to request repairs, a credit, or to move on.
Closing
Escrow, loan documents, final walkthrough and recording. You'll know what's due, when it's due, and what happens next at every step.
